VANCOUVER, BC. New to market. I have co-listed, with my NAI Commercial colleagues Conor Finucane and Colton Hopkins, 236 Clark Drive: a 15,805 SF freestanding industrial building on the high-exposure corner of Clark Drive and Franklin Street in Strathcona, available immediately.

This is not a commodity warehouse. It is an urban production building with the utility that manufacturers, food producers and fabricators struggle to find inside the city, on a corner that puts a company's name in front of thousands of vehicles a day, four minutes from the Port of Vancouver and ten from Downtown.

The building

  • 15,805 SF total: 12,540 SF main floor plus a 3,265 SF mezzanine, on a site of approximately 14,649 SF
  • Three-phase 400 amp, 600 volt electrical service
  • Two cranes already in place
  • Ceiling heights reaching approximately 22'5"
  • Grade-level loading and secure yard storage
  • Approximately 132 feet of frontage along Clark Drive
  • Existing industrial building with an expansion completed circa 1989

The economics

Basic rent is $17.00 per square foot. Additional rent for 2026 is estimated at $7.15 per square foot plus a management fee of 5% of basic rent. The space is available immediately on a direct lease.

The zoning

The property is zoned M-2 Industrial, one of Vancouver's broadest industrial designations. Permitted and compatible uses include manufacturing and production, food and beverage processing, warehousing and distribution, creative industrial and artist studios, technology and light industrial, trade shops, laboratory and research uses, and showroom with ancillary retail. For how M-2 sits within Vancouver's industrial districts, see my Vancouver industrial zoning guide.

The location

Strathcona has become one of Vancouver's most sought-after urban industrial districts, with craft breweries, food producers, design firms and technology companies concentrated around the Hastings and Powell corridors. From the building: the Port of Vancouver in about 4 minutes, Downtown in 10, Highway 1 in 10, Burnaby in 20, YVR in 40, and the US border in about an hour. Railtown and Gastown amenities are a short walk, which matters for recruiting.

Who it fits

Specialty manufacturers that need real power and cranes, food and beverage producers that want an urban delivery radius, creative fabrication shops that value a character building with a yard, building trades looking for a central dispatch point, and hardware or clean-tech companies that need production capability near Vancouver's talent pool. In each case the common thread is a company that produces something and whose location should work as hard as its production floor.
