Industrial buildings rarely reach the open market in Greater Vancouver. Vacancy sits in the 1 to 3 percent range depending on submarket, long-hold private and family ownership dominates the inventory, and a meaningful share of sales complete off-market before any public listing exists. Most for-sale product falls into two categories: industrial strata units, roughly 2,000 to 15,000 square feet, concentrated in newer developments in Surrey, Langley, and Port Coquitlam; and freestanding buildings on their own land, which trade less often and draw deeper competition from owner-users and investors.
