Abbotsford's Section 600 industrial series ranges from a residential-industrial hybrid to a dedicated truck-parking zone, the general industrial workhorse, high-impact industry, the airport zone and site-specific special industrial. The city has also been steadily rezoning agricultural land to General Industrial, expanding supply, and its agri-industrial A-zones matter to food and agriculture-linked operators.

The Industrial Zones

Every industrial zone in Abbotsford

I2General Industrial

The workhorse zone: manufacturing, warehousing, freight handling, self storage, breweries, building and landscape supply, vehicle repair and sales, data centres, recycling depots, research and development, trade schools and waste transfer, among others.

I3High Impact Industrial

High-impact uses plus compatible light industrial: batching plants, slaughterhouses, feedlots, dangerous goods manufacturing and warehousing, commercial composting, and motor vehicle recycling and salvage.

I4Airport

Abbotsford International Airport facilities and complementary uses: airport operations and offices, manufacturing, warehousing, freight handling, trade schools and tourist accommodation, with accessory retail and restaurant uses.

LIZLight Industrial Zone

Effectively the truck-parking and outdoor-storage zone: commercial vehicle parking, outdoor storage and a limited set of light industrial and food-service uses.

I1Residential Industrial

A hybrid zone for single detached dwellings on industrial lots with home-based businesses and small-scale industrial uses such as auto body, commercial vehicle repair and farm equipment repair.

I5Special Industrial

A site-specific zone with no general permitted uses; each listed property carries its own use list (for example, a shake mill or pallet manufacturing).

Agri-industrial A3 to A6 zones (resource processing, produce processing, farm industrial, mushroom composting) also serve agriculture-linked industrial operators, subject to the ALC Act.

Recent changes: 2023 amendments updated I2 and I3 uses (motor vehicle recycling and salvage, waste transfer, commercial composting); a 2025 amendment added definitions and a site-specific I2 use; and a steady stream of map amendments through 2023 to 2025 rezoned agricultural land to General Industrial.

What This Means in Practice

Zoning is the first check, not the last.

  • Much of Abbotsford's industrial edge sits against the Agricultural Land Reserve; whether a use needs ALC approval can matter as much as the municipal zone.
  • A zone listing a use as permitted is the start, not the finish: conditional uses, accessory-use limits, outdoor storage rules and site-specific conditions all live in the schedule fine print.
  • Parking and loading are usually governed by a separate parking bylaw or section; a building can be correctly zoned and still fail your trailer or fleet requirements.
  • Many individual properties carry site-specific or comprehensive-development zoning instead of a standard code, so always confirm the actual zone on the parcel, not the area around it.
  • Confirm current regulations with the municipal planning department before committing; bylaws are amended continuously.
